How to use this calculator

The calculator comes pre-filled with West Virginia’s $179,496 median home price — the lowest in this group — the state’s 0.51% effective property tax rate, and the $1,113/year average insurance premium. Twenty percent down is only about $35,899, and WVHDF’s Homeownership Program can finance up to 100% of the price for qualified buyers. The 2026 conforming limit is $832,750 statewide except Jefferson County at $1,249,125. Adjust the rate to your actual lender quote (2026 rates are running in the mid-6s) and add the Low Down Home Loan math separately — it is a 15-year 2% second loan, not part of the first mortgage.

Worked example: a median West Virginia home

Take a median-priced West Virginia home at $179,496. With 20% down ($35,899.20), the loan amount is $143,596.80. At 7.40% (Freddie Mac PMMS, week ending October 15, 2026) on a 30-year fixed term, principal and interest come to $994.24/month. Add property tax of about $76.29/month (0.51% of $179,496, divided by 12) and insurance of about $92.75/month ($1,113 a year), for a total estimated payment of $1,163.27/month. Over 30 years, total interest would be about $214,327.89. Your rate, down payment, and county tax bill will move these numbers — use the calculator above with your own figures.

What is the 2026 conforming loan limit in West Virginia?

The 2026 FHFA baseline is $832,750 for most of the state, but Jefferson County — in the Washington DC metro — is a high-cost county at $1,249,125. Everywhere else, loans above $832,750 are jumbo.

How does the Low Down Home Loan work?

WVHDF’s Low Down Home Loan provides up to $12,000 (raised from $8,000 effective January 2026) for down payment and closing costs as a 15-year fixed second loan at 2% interest. It is offered exclusively with the Fund’s Homeownership and Movin’ Up first mortgages through participating lenders.

What is the WVHDF Homeownership Program?

The Fund’s flagship program offers its lowest interest rates on 30-year fixed mortgages (FHA, VA, USDA, or conventional) that can finance up to 100% of the purchase price — meaning little to no down payment for qualified buyers. It targets first-time buyers (no ownership in 3 years, with targeted-county exceptions), has county-based income and purchase price limits, and requires homebuyer education.

What if I don’t qualify as a first-time buyer?

The Movin’ Up program is built for moderate-income buyers who are moving up or buying again: no first-time buyer requirement and no acreage limit (the Homeownership Program caps property at 5 acres). Rates run slightly higher than the Homeownership Program, but Low Down Home Loan assistance still applies.

Why is West Virginia so affordable?

The $179,496 statewide median home value (Zillow ZHVI, Aug 2026) is the lowest in this group, and the 0.51% median effective property tax rate means taxes of only about $915 a year on a median-priced home. Check flood maps before buying in river valleys — flood insurance is a separate policy — and confirm the property’s floodplain status with your lender.
